Where I used to live in Whitehall I would get passive aggressive notes on my door from my neighbor about the smell of skunk weed..where I've lived now for a year and a half I puff tough every day and nothing.

Yeah I remember a time when poor people weren't on the internet. People in that group get all bent out of shape about people running mechanic shops out of their garages and doing weekly sidewalk sales and me personally I think that's part of what makes Allentown great. I added a lot of loose cannons to that group as well and when Luiz Garcia ran for mayor he added his entire friends list...great stuff..I can't wait till I can post again in 3+ weeks.

People in the Allentown issues group are wondering how to get middle and upper income families to move into Allentown and send their kids to the Allentown school district. They say higher test scores are the answer bahahahaha. Middle and upper income people with kids have the johnny cash to live in the suburbs and the few rich artsy fartsys who live in Allentown in historic homes are either gay or send their kids to private schools. It's hilarious how the new Strata apartments downtown are trying to attract wealthy millennials..wealthy and millennial is practically an oxymoron and again the ones with money are buying houses in the suburbs not renting $1500 a month apartments downtown and if they rent downtown they'll move within a year or two when they get wife's up or get sick of driving to the suburbs for decent grocery stores.

Black folks do commit more crimes...they're poorer, have lower average IQs and most grow up in single parent households. They also usually live in urban areas where there are a larger amount of police.

If we don't receive payment in about a month we send a first notice which is a very soft letter that reminds the customer that the final payment is past due. Second notice 45 days out threatens interest charges and third notice 60 days out threatens removal. We usually don't remove until several months out. We have some who straight up don't have the money for the final balance and they send us tiny payments. I'd say we only have accounts receivable issues with 1% of our jobs and we only end up removing a fraction of those. We keep repos as display pieces and reset when we receive payment. Usually we just go to the cemetery and yank it..most cemeteries we are in don't even have offices but we have to get permission to remove at the larger cemeteries like catholic cemeteries. I wish we required payment 100% up front but the industry standard is a 50% deposit and the balance upon completion. I use my judgement and with some people I require 100% upfront. A lot of the funeral homes we deal with will collect 100% upfront and then just send us 70% taking their commission out off the top. Otherwise we don't pay out commissions until after the job is set and if we have issues with billings that's our responsibility not the dealers as we are 100% full service. We are finding more and more people who buy online and want us to install their memorial stones as with online monument companies the family has to make all cemetery arrangements(order foundation/find out what is allowed) and also arrange installation. This has been the year of large jet black memorial stones...Jet Black is imported from China and the color that we do the most laser etchings on.

Way to get after it. I made collection calls today as I'm the head of the accounts receivables department. Our only recourse for "deadbeat" customers is to repo which I hate doing because it's triple as much work.

The average apartment in Allentown is $800 a month and the Strata complex they built downtown are $1200+ a month and while they sold out there are barely any actual tenants as PPL, Talon, city center corporation and the phantoms hockey team have rented out a lot of the apartments which mainly sit vacant so due tot he success of strata one they built Strata 2. Nobody is gonna move into downtown Allentown that has as the school district is pretty bad and it's only 15% white and I believe the 13th worst school district in the state out of 560 in terms of test scores. Allentown is a mess but the west end is pretty nice still. They can try to gentrify Allentown all they want but the majority of people in this area aren't willing to or can't afford $30+ for entrees at the restaurants downtown. That's why shulas steakhouse only last 6 months

All the recent development in downtown Allentown is due to PA state taxpayer money and 8 new restaurants and stores have already shut down as it's a ghost town on non event nights. I've never even been to the discovery lodge at bellesgee always parked at the overlook lodge.

Gotcha I don't know why but for some reason I was thinking $100,000 or so for construction but I wasn't thinking that this is in crested butte and not Allentown so getting supplies and labor to the location isn't as easy...I call that the elevation tax. They're building a new hotel called Candlewood suites a mile down the road in the next year or two...could be my future home..
