Yes, people commute from stroudsburg daily to NYC, it's over an hour drive with minimal traffic, which as I'm sure everyone is aware, is rare when heading to NYC. If there was a high speed train (ie around 40 minutes travel time) scranton would become a significant NYC suburb. 70K for an acre seems really cheap..what does an acre of land go for in Scranton? Is this hold-up going to affect the 06-07 ski season? I would think this would be about the time Brochures were proofed out and printed up...I wonder if Sno Mountain started making brochures..also how rich is Ski going to get off the website.. Hmm, homes in my parents development are going for around 300K on 1.5+ acre lots. I almost all the price was in the homes themselves. Granted they live in the Lehigh Valley, I wouldn't expect the prices to be too dissimilar, although admittedly I don't know exactly what the price of the land is. Actually, in hind sight 70K per acre doesn't sound that outrageous.... So they split the land up and sell it for 28m, after spending 14m on mountain upgrades and whatever it costs to purchase the mountain. Is that profitable? If cutting a new trail causes uproars from tree huggers, what does clearing out 400 acres to sell off in small bundles do? Time will tell I suppose. I would, after 10 years of improving it and making it a profitable ski area, it's still a gold mine if it is converted back to raw ground. Uh, they don't live in Bangor. 12 minutes to 22, 15 minutes to 78. 2 Minutes to 33. Also... in their development there is no city water/sewer. Those size lots are needed to support wells/septic. sub-divisions between Stroudsburg and Camelback where they advertise...easy 90 minute comute...that's 15+ hours a week.. ohmy.gif nothing easy about that. Wow Scranton a suburb of NYC...wow.. Keep in mind, those homes are fraction of the price of a housing in the city, plus they are bigger, plus lower crime, plus terror threat is... well significantly lower etc etc etc It's worth it to some people... Carlson has a condo in the pocono area. that in itself makes more sense to me on why they are buying it - they want their own personal playground? all the while they are remaining saavy about the value. Show me a 400 acre parcel priced at $28 million in this region....I found one 400 acre parcel listed at $1.25 million. There are hunting and fishing clubs all over the Poconos that have hundreds of acres...and a lot of them are for sale. Monroe County just paid $312,000 to a club that wanted to sell to a developer. And that was 413 acres. I really don't think the Brodhead Fishing Club turned down a multi-million dollar offer to sell to the county. That parcel, btw, is on rt. 447, a half mile from Alpine Mountain. I could care less if the Pope buys it! Who cares who buys it. It's failing now and will probably be shut down soon if there isn't a change. Another prime example of a government agency that should not be involved in private enterprise. I don't think he was saying that that is going to happen with montage, just mentioning that people buy golf courses and level them for housing, as what may happen with montage. Leveling the mountain for housing. There is also a lawsuit filed to hold up the sale. There is no simple yes or no answer. A lot depends on a judge's ruling. There is a scumbag twit named Michael Washo that is the minority commissioner of Lackawanna County trying his best to screw up the deal. The majority commissioners openly mock him in public meetings. They actually used to have a frisbee golf course. It wasn't all that bad. All around the base area and then up highball/mainline a little bit. This is really just getting rediculous. We've just got to hope the judge has a good head on his shoulders or is a skier. Not that I live in lacawanna county, but I know if I did Washo wouldn't be getting my vote next time around. IT is RIDICULOUS that someone would dig up dirt on Mr. Carlson. It really has nothing to do with Montage/Sno Mtn. Do any of you (besides ski, adam) really even KNOW the Carlson's or the Ford's? I've been a member of para and ussa for longer than a certain someone has been into skiing (and nastar)...and i can say that both the Ford's and the Carlson's are the perfect picture of two families who geniunely enjoy the sport. All of their kids rac and 2 are still actively involved. Maybe they're investing in Montage because of some new trashmouth who has moved into their home mountain. Grasping for who Carlson is, but the name sounds vaguely familiar. Dick was a fellow Village homeowner and always seemed like a basically good guy to me. His wife was nice as well. Ford and Carlson both have children who are well accomplished at the sport. Any idea of who the kids are?
